  • Creates a “Town Center” that interacts with the Public Park and draws people from both new and existing residential uses
  • Incorporates unique, four-sided architecture and detailed streetscape design
  • Meets current market demands for residential and commercial uses

Latitude Delray Beach is a current project of JKM Developers.  Latitude is a mixed-use development located in Delray Beach, Florida.  Delray Beach is a highly desirable location that supports some of the strongest residential and retail rental rates within Palm Beach County.  JKM acquired the project in 2014 and will be continuing with the construction of two 4-story residential buildings during the 3rd quarter of 2015.

Boynton Village and Town Center

Boynton Beach, Florida

Boynton Village and Town Center is a mixed-use project located within the City of Boynton Beach, Florida, at the northeast intersection of Congress Avenue and Old Boynton Beach Boulevard.  This project includes approximately 100 acres, of which 43 acres were previously developed with 408,000 SF. of in-line retail and office including Target, Michael’s, Best Buy, Total Wine, and numerous shops and restaurants.  The remaining 57 acres were entitled for 1,120 residential units which were never built.

The 57 acre undeveloped residential portion of this project was acquired in late 2010 in conjunction with a real estate opportunity fund.  JKM Developers is the master developer for this asset and is responsible for the following aspects of this project:

  • Due diligence evaluation and market analyses prior to closing
  • Re-positioning of the project to include 350 garden-style apartments, 115 single-family homes and 643 mid-rise multi-family units
  • Financial underwriting and market analyses
  • Development of multi-family and single-family product from conceptual design through construction documentation, including full bidding to GMP contract
  • Direction of consultant team through conceptual site design, land use entitlements, engineering, platting, and permitting
  • Completion of all horizontal master infrastructure including site clearing, right-of-way construction, utilities, perimeter greenways, park, and traffic signalization
  • Participation on Community Development District (CDD) Board
  • Negotiation of sale and closing of 350-unit shovel-ready apartment site
  • Future sale and/or vertical development of remaining single-family and multi-family residences

Osprey Estates

Osprey Estates includes a total of twelve gross 1-acre single family residential estate lots located just east of Osprey Oaks PUD within unincorporated Palm Beach County.  These 12 lots are situated on three separate parcels with cul-de-sacs and golf course, lake and/or garden views.  JKM has developed three semi-custom one-story models for these parcels with modern, Key West inspired exterior architecture.
